The Challenge

Costa Coffee’s roastery in Vauxhall, south west London, no longer met its requirements. A new site was required – one that was convenient for the Port of Tilbury, where the green coffee beans are imported to, and a national distribution facility in Northampton. The site also had to be capable of roasting the increasing amount of coffee the business was demanding.

 

The Solution

We worked closely with Costa to identify firstly suitable locations, and then the type of acquisition that would best meet its requirements. The need for a specialist building, with the possibility of internal and external alterations, meant that a freehold acquisition was the best option for Costa. Bespoke build elements – such as housing for 25-metre silos, flues and high gas and electricity supplies – were also identified.

 

The Results

Of the five shortlisted options, a scheme being developed by Prologis in Basildon was determined to be the best option. We negotiated with Prologis on behalf of Costa and were able to agree a freehold design-and-build transaction. Costa has secured a state-of-the-art roastery, producing more coffee from a better location.
