I’m a Regional General Practice Surveyor with experience in rent reviews, lease renewals and general lease consultancy in the three main property sectors: retail, industrial and office. I have significant valuation experience relating to all types of property, using all methodologies, for all purposes including loan security, accountancy, financial reporting, disposal, acquisition and internal use.
My key clients for lease consultancy include the Co-op, Well Pharmacy, WH Smith, Wolseley, Costa, Pizza Express, Azzurri and Yodel.
I have carried out loan security valuations for Santander, Lloyds Bank, Bank of Singapore, Handelsbanken, Arbuthnot Latham and Aldermore Bank.
I’ve provided financial reporting valuations for DVLA, Action for Children, Dawn Meats, C&C Group, Derek Williams Trust and Wolseley.
MY RECENT PROJECTS
- I advised on the valuation of a UK company’s tangible assets on behalf of an Irish Republic entity. The UK company was acquired as a going concern and under the Financial Reporting Standards it is a requirement to carry out a Price Purchase Allocation of all assets on the basis of Fair Value. We were responsible for the Land and building element and worked with plant and machinery experts to provide the financial statement to the company’s Auditors. All the properties valued are purpose built and specialised and therefore it was appropriate to adopt the DRC approach; the aggregate value of the land and buildings amounted to circa £27.5 million.
- I acted on the negotiation of a re-gear of two leases with two different landlords relating to a convenience store on behalf of the tenant. The reversionary leases significantly extended the term certain for the tenant, whilst maintaining occupational flexibility through tenant only lease breaks. The re-gear allowed the tenant to invest in the property with a new fit-out.
