The Challenge

With the Royal National Throat, Nose and Ear Hospital moving to a purpose-built facility, Groveworld purchased the existing hospital site at 330 Grays Inn Road with the ambition of delivering a high-quality mixed-use scheme on the 1.5-acre site.

Situated within the Kings Cross Conservation Area and in close proximity to the Bloomsbury Conservation Area, Gerald Eve was appointed alongside architects AHMM to develop proposal that would better utilise the constrained site.

The Solution

330 Grays Inn Road occupies an enviable location, within walking distance of King’s Cross and St Pancras International Stations, King’s Cross Central and the ever-expanding Knowledge Quarter, and the proposals needed to reflect this. Gerald Eve led detailed and careful negotiations with Camden Council for the development of an exemplary mixed-use development with high quality architecture, public realm and landscaping, that seeks to encourage activity and permeability through the site.

The scheme proposes over 14,000 sqm of new innovative office space, including lab-enabled floors, alongside a 182-bed hotel, a gym, café, and restaurant. There will also be 72 new homes onsite, 50% of which will be affordable.

The Result

In July 2021, Camden Council approved the plans for the comprehensive redevelopment of this strategic brownfield site, creating a truly mixed-use development in a central, well-connected location, providing homes and jobs as well as new publicly accessible space and new access routes through the site.

Designed with sustainability at the forefront, through retention and re-use of the existing building as far as is possible, the lab-enabled, high-specification floorspace will cater for organisations that will strengthen the Knowledge Quarter’s reputation as a centre for innovation and excellence.
