Property consultancy, Gerald Eve, on behalf of AEW, has sold units 7a & 7b Gatehouse Way for £6.1 million, 25% the initial quoting figure.

The highly reversionary multi-let unit is situated in Aylesbury’s principle industrial location with a number of major occupiers neighbouring the site including Toyota, Screwfix and Halfords. Comprising 38,736 sq ft across two combined units, the property provides an eaves height of over 5m with recently refurbished office accommodation spanning both ground and first floor levels. The estate spans 1.73 acres with a site coverage of 48%.

The property is well connected, with uninterrupted dual carriageway access to junction 20 of the M25. The M40 and the M1 are accessible within 15 and 19 miles respectively and Luton Airport is 26 miles to the east with Heathrow Airport only marginally further South East, approximately 34 miles.

The demand for assets located with easy access to the M25 and close to Luton and London Heathrow remains very high. Industrial investors continue to look for reversionary multi-let assets such as Units 7a & 7b Gatehouse Way and, with availability still at a record low, we were very happy to secure this deal on behalf of AEW.
