The Challenge
Industrial developer Prologis was seeking to build its first UK ‘last mile’ logistics scheme at a site on Dawley Road in Hayes, west London. As a company that had previously concentrated on large-scale warehouses, Prologis sought our advice to ensure the site and proposed development met the needs of the growing market for urban logistics space.
The Solution
We are the leading authority on last-mile logistics space, underpinned by our unrivalled ‘Multi Let’ research, and advised Prologis on both the acquisition of the site, the design and marketing of the development. Features such as standalone units, secure yards and higher eaves were included on our recommendation; electric vehicle charging points and rooftop photovoltaic cells were included as part of futureproofing efforts.
The Results
By drawing on our understanding of the sector, Prologis was able to develop a scheme that has led the market in west London. All six of the units have been let at strong rents to firms with excellent covenants, including Peugeot Retail, Sir Robert McAlpine, Clear Channel, Levantine and the antique logistics provider Martinspeed.
