Pathway Overview

Most of our general practice graduates do the Commercial Real Estate (CRE) pathway, although we do have those on the Minerals pathway too.

As a CRE graduate, you will gain competencies depending on the team/s you gain experience within; the only mandatory requirement from Gerald Eve is that you gain the Valuation competency to Level 3.  As a London based graduate, you will rotate every 6 months across 4 separate teams that may be based in our London West End or London City offices.  National based graduates sit in a multi-disciplinary environment as the offices are smaller, therefore you won’t rotate, but you will still be able to gain the necessary competencies through the support you provide to the various sub-teams.  Experience gained may vary between Lease Advisory, Capital Markets, Valuation, Development, Business Rates and more.

In order to qualify, you will follow the APC pathway guide as outlined by the Royal Institution of Chartered Surveyors (RICS).  Over the two years (longer if you are on the Apprenticeship route or still studying full-time at university), in order to become qualified, you will need to submit a summary of experience that captures all your competencies gained, as well as a case study that looks at a project you have worked on. After submission, you will be invited to attend an interview with a panel of RICS members who will assess your readiness to become chartered.

From your very first day, you’ll be given plenty of responsibility, working on real projects and meeting clients.

Depending on the team you work with, you may be doing anything from going out on inspections, researching the market and presenting arguments.  At the same time, you’ll be studying for your APC and will have the support of an assigned supervisor and counsellor.  We work hard to get you through your APC as quickly and painlessly as possible. Our graduates have an outstanding pass track record, achieved through both their own intellect and hard work, and aided by our exceptional training program.

You will be given a permanent contract from day one.  We aim to get you chartered in 2 years and upon qualification there is no set timetable for your career progression as it depends on the individual’s experience, talent and capability.  The typical career path from graduate to Partner is: Assistant Surveyor > Surveyor > Senior Surveyor > Associate > Senior Associate > Partner.

What we do ask successful candidates to show is enthusiasm, a desire to work in the industry and most of all a willingness to learn and expand their skills and knowledge.  Each person is unique so play to your strengths whilst acknowledging your areas for development.  We will equip you through on-the-job learning, as well as training days to develop both your business and technical skills.

At the end of the day, what our people do is sell advice, so we also want to see people with opinions and ideas about what is happening within the real estate industry.  It’s important we feel social connections at work, so whilst we want to see your passion for real estate, we also want to understand what motivates and interests you as an individual.  So, whether that be a passion for sustainability, wellbeing, diversity, helping younger generations, or even for a sport, the theatre or some other hobby, we want to hear about it.  Be your true self, that’s the only person we want to meet.

If you like Gerald Eve and wish to apply, we look forward to receiving your application.  Our process is very straightforward:

 

  • Complete the online application for the Assistant Surveyor vacancy by the stated deadline. You may choose to apply to more than one location if you wish; or you can apply for one and state within your application if you’d be open to another location.
  • You will receive an automatic acknowledgement email to let you know we have received your application successfully.
  • We aim to review all applications and contact applicants prior to the Christmas holidays. We will contact all applicants, whether successful or unsuccessful, so if you have not heard from us (even if some of your peers have), it means we are still reviewing applications.
  • Those successfully shortlisted will be invited to attend an assessment day throughout January. Our assessment days are limited to 12 people per day so if you can’t attend the day you are invited to, we will do our best to accommodate you on a different day, but this can’t be guaranteed.
  • Successful candidates will join in September.

Planning and Development

Centre Point, London

client:

Gerald Eve was appointed by Almacantar to secure planning permission and listed building consent for the retention and comprehensive refurbishment of the iconic Centre Point site.

 

Applications were submitted for the change of use from office to residential to create 82 new homes and over 7,000 sq m of high quality, mixed retail, floor space. The applications included the provision of affordable housing within a new self-contained block and also facilitated the creation of a new public piazza.

 

Gerald Eve’s development team provided viability advice in respect of the existing office use, the level of provision of affordable housing and the level of contribution towards other obligations.

 

Members of Camden’s Development Control Committee resolved to grant planning permission and listed building consent for the proposals.

Costa portfolio management

client:

From one South London cafe opened by a pair of brothers in the 1970s, Costa Coffee has grown into an international operator. In the UK, their expansion in the last 10 years has been explosive.

 

In 2005, Costa operated 350 sites. Five years later, that had doubled, and by 2019, there were circa 1,400 company-owned stores.

 

Gerald Eve has provided business rates advice to Costa throughout this period of growth. This has involved lodging and undertaking all appeals, paying all of Costa’s rates, auditing the company’s rates history and lobbying on their behalf. Appeals are managed by specialist rating surveyors in each of our offices across the UK. We are also Costa’s outsourced property manager, and our London ratings surveyors sit right beside our property management team, receiving the latest information on the portfolio.

 

As a Costa barista might say, it’s a well-rounded service which has delivered a satisfying effect. During our time as Costa’s rating adviser, we’ve generated savings of over £10m since 2010.

Business Rates & Valuation

Queen Elizabeth Olympic Park

client:

Gerald Eve are retained by the London Legacy Development Corporation (LLDC) to advise on rating strategy and valuation matters across the Queen Elizabeth Olympic Park.

 

The brief also includes complex budgeting advice on each individual venue, including advice on temporary usage, building works and structuring of occupational agreements.

 

The appointment follows a previous instruction with both the Olympic Development Authority (ODA) and LOCOG during the lead up to the 2012 Olympic Games, advising on individual appeals and mitigation of rates liability, through to handover to the LLDC.

Lease Consultancy

London tourist attractions

client:

The relationship between the operating business and property asset is fundamental to many leisure businesses. These issues become magnified when dealing with one the London’s most successful tourist attractions, which are held under five separate leasehold interests.

 

We have been continuously involved with the London Eye since its development, initially advising British Airways and The Tussauds Group on the ownership structure, whilst more recently acting on behalf of Merlin Entertainments in respect of the 2014 and 2019 rent reviews. As part of our negotiations in 2014 we were also able to agree a re-gear of future rental obligations and move away from the current market review pattern, reducing risk to the operating company in the longer term. We also picked up negotiations regarding the occupational rights for the adjoining Millennium Pier.

In 2019 Gerald Eve were appointed by the Bank of England to provide Estate Professional Services across the UK. This encompasses a broad spectrum of advice and involves multiple departments across the firm at any given time.

 

The Bank’s property portfolio ranges from their Grade I* listed City of London Headquarters, which has almost as much space below ground as it does above, to its regional offices, where the Bank’s representatives gather the consensus of the nation to inform the Monetary Policy Committee, and everything in between. This includes the Printing works for production all of the UK’s bank notes and 28 acres of leafy suburban London, which houses the Bank of England Sports Ground.

Ellie joined Gerald Eve in October 2020 within the Capital Markets – Industrial team. Since then, Ellie has rotated into Industrial Lease Consultancy. Ellie cites her reasons for joining us as really benefiting from meeting Gerald Eve representatives during both a university presentation and at our open evening, giving her the chance to get to know the firm better and how we matched her values and aspirations.

Oliver Chatwin

Oli joined us after completing his MSc in Real Estate at Henley Business School, Reading University. After completing a work experience stint with Gerald Eve in our Offices Agency team in early January 2020, Oli subsequently attended our assessment day and joined the graduate programme in October 2020. Oli is about to join his third team after completing 5 months with Industrial Lease Consultancy and 6 months with Capital Markets. Oli has made the most of his sporting interests by setting up GEnergy, a competition across the firm encouraging people to work in teams to accumulate points by walking, running or some other form of exercise; and arranging 5 aside football.

Jessica Nutt

Senior Associate, Office Agency

As a former Gerald Eve graduate herself, Jess knows our graduates are trusted and respected and are vital members of teams from day one. In Jess’s role as a Agent, she speaks to clients and other agents on the phone on a regular basis, enabling her to develop her communication skills as well as gain a network of contacts in the industry and this makes certain aspects of the job, such as gaining comparable evidence, a lot easier.

John Logan

Senior Surveyor, Business Rates

John joined Gerald Eve as an Assistant Surveyor in the Glasgow office back in 2013. He was a non-cognate graduate, so completed his BSc in Real Estate Management through the University College of Estate Management (UCEM) whilst working. After completing the APC, John was pleased to achieve his MRICS status in Autumn 2019 and now specialises in property taxation.
