We were instructed to value the freehold investment portfolio of 19 medical centres all procured under the Local Investment Finance Trust (LIFT) structure.
The 19 assets are all purpose-built high quality facilities located in the North West, Sheffield and Cornwall. The Integrated Care Centre in Oldham is one of the largest primary care facilities in the UK at over 100,000 sq ft.
Gerald Eve introduced the opportunity and advised Blackrock on the acquisition of The Montefiore Hospital in Hove. The property extends to c76,500 sq ft and was comprehensively refurbished as a state of the art independent acute surgical hospital which opened in 2012 with 3 main operating theatres, 20 inpatient bedrooms and ancillary facilities. The hospital is let to Spire Healthcare Limited with 22 years unexpired at the date of the transaction with a passing rent of c £1,900,000 pa.
The Disabilities Trust is a national charity providing specialist community-based and residential support for adults with acquired brain injury and other complex disabilities. As the Charity has sought to rationalise and enhance its estate to better meet the needs of its beneficiaries, Gerald Eve have been instructed to provide valuation and strategic support and to advise on the disposal of surplus assets including Chalkdown House, Swindon – a 20 bed specialist care facility and 1½ acres development site; The Woodmill, Cullompton – a 19 bed specialist care home; and Hamilton Lodge, nr. Colchester – a 40 bed care facility in 16 acres. The sale processes needed to be undertaken in full compliance with the requirements of The Charities Act 2011.
The National Society for Epilepsy had previously sold c 14 acres of Green Belt land in Chalfont St Peter, Buckinghamshire to Audley Villages who secured planning permission for 84 extra care units comprising a mixture of apartments and cottages with communal facilities including a restaurant, library, swimming pool, spa and gym. Following the success of sales at the scheme, Audley approached our client seeking to acquire more land to develop a second phase.
